Documents Needed for a Greek Mortgage

Greek lenders need a clear, evidenced picture of your identity, income, commitments, deposit and proposed property. Preparing early reduces avoidable delay.

Identity and tax details

Expect passports, proof of US address and, where requested, taxpayer identification details, marital-status information and a Greek AFM (tax registration number). Banks, notaries and lawyers may request certified, apostilled or translated documents depending on the case.

Income and tax

Employees may need pay stubs, W-2s, employment verification and federal tax returns. Business owners, contractors and self-employed applicants should expect personal and business tax returns, profit-and-loss statements, balance sheets and supporting business records covering multiple years.

Assets and commitments

Lenders commonly request recent current, savings and investment statements, evidence of deposit source, existing mortgage statements and details of loans, cards, maintenance or other commitments.

The Greek property

The bank needs sale, land registry, planning and ownership documents before final approval and valuation. Your independent advisors should separately verify that the legal and physical property records align.

Prepare explanations as well as documents

A complete file is not simply a folder of statements. Explain irregular bonuses, dividends, company ownership, recent job changes, large transfers, investment withdrawals and the source of the deposit. A short, consistent explanation supported by evidence can prevent an underwriter from drawing the wrong conclusion from an unfamiliar US document or transaction.

Expect property documents to develop over time

The borrower file can begin before a property is chosen, but final approval requires an acceptable property. The seller, agent, engineer, notary and legal advisor may need to provide or verify land registry extracts, title information, planning documents, energy certification and details of existing charges. Build time for corrections rather than assuming every listing has a mortgage-ready file.
