Greek Mortgage Checklist Before an Offer

Before signing a prosymfono or preliminary agreement, confirm that the proposed finance, timetable and cash requirement are realistic.

Test affordability first

Ask for a realistic assessment based on verified income, debts, age and deposit. A calculator cannot account for every non-resident lender rule, income type or property issue.

Know your cash requirement

Your own funds normally need to cover the deposit plus taxes and buying costs. Make sure those funds remain available after currency conversion and that their source can be evidenced.

Protect the timetable

Greek offers and preliminary agreements can create serious financial consequences. Have an independent Greek lawyer review the wording and ensure any mortgage condition and deadlines reflect your actual application route.

Prepare the property checks

A bank valuation is not a full survey or legal investigation. Your advisors should verify ownership, land registry and planning conformity, charges, access, boundaries and relevant building information before commitment.

Check what you are actually offering to buy

Before an offer becomes binding, compare the real-estate-agent particulars with land registry plans, ownership information and the property's physical layout. Garages, terraces, pools, annexes, converted lofts and island outbuildings may not have the same legal or valuation status as the main dwelling. A discrepancy can delay the mortgage or require corrective work before a lender will accept the property.

Create a decision file

Keep the affordability review, source-of-funds evidence, property documents, advisor notes, translated material and deadlines in one organized file. Record which items are provisional and which have been independently verified. This reduces repeated requests and makes it easier to recognise when an offer condition, deposit date or completion timetable is moving ahead of the finance process.
