Hydra, Spetses and Poros offer distinctive stone mansions and harbour houses within easy reach of Athens, but also boat-only access, historic buildings and varied condition.

Island property is not one category

A Hydra harbour mansion, a Spetses villa and a small Poros apartment create different lending and valuation questions. Property liquidity, access, condition and local comparable sales can matter.

Historic buildings and shared property

Check building records, planned works, service charges, roof and facade responsibilities, registered layout and any restrictions. A bank valuation does not replace these investigations.

Access, terrain and alterations

Hydra in particular has no private cars, so properties may involve steps, mule paths, narrow lanes or boat-only delivery of materials. Extensions and internal changes should be checked against planning and land registry records.

Finance and completion timing

Allow time for US income documents, Greek property papers, valuation and notarial coordination. Avoid agreeing a deadline based only on the seller's preferred timetable.

Plan ongoing ownership

Insurance, maintenance, ferry travel, utilities and euro reserves should be included in the affordability assessment, particularly for older island property.

Check access before relying on the listing

The Saronic Islands' car-free or limited-vehicle character means some homes are reached by long stairways, narrow lanes or boat only. Confirm how furniture, building materials and emergency access work in practice. Access limitations can affect renovation cost, insurance, valuation and the future pool of buyers even when the harbour view is exceptional.

Understand coastal-building exposure

Salt air, wind, water ingress, roofs, facades, shutters and retaining structures can require regular attention. For shared buildings, obtain minutes, budgets and details of approved or proposed works. A low annual service charge is not automatically positive if major maintenance has been postponed.

  • Confirm boat, road and pedestrian access.
  • Review building and land registry records.
  • Check alterations and terraces.
  • Budget for older-building maintenance.
  • Allow time for valuation.
